Curb Appeal 
Make sure your home makes a good first impression

The first thing a potential buyer notices is how your house looks from the outside. Does your lawn need mowing? Is the flower bed full of weeds? Has the dog drug his toys out in the yard? Is the patio furniture clean? Remember: You never get a second chance to make a good first impression.
                                         


Take out garbage

The sense of smell plays an important part in how someone feels about your home. Not only do you want to make sure it looks clean, you want to make sure it smells clean.  If you've got pets, a good carpet steaming may be in order.  Empty your garbage can, take out the kitty litter, and make sure the cleaning products you use won’t mess up someone’s allergies. They aren’t going to take the time to look around if they can’t stop sneezing.

Pick up your stuff. Dust. Vacuum. Make the beds. Clean the windows. You get the idea. You want the potential buyer to fall in love with your home….not fall over a stuffed animal left on your floor. You think that a few dishes left in the sink won’t matter…it might.

 Just because you like your favorite chair sitting right in front of the television doesn’t mean that’s how it looks best. And maybe it’s convenient to leave all you magazines sitting on the coffee table in a stack, but that’s not going to appeal to potential buyers. You want your home to look show room ready. And remember, they will look in your closets. So show off how organized your closets can be. And make sure you have 20 to 30 percent of open space in your closets. It will give the impression of spaciousness. I admit, it’s an inconvenience, but it can really help sell your home.

Buyers are much more comfortable looking around and asking questions when it’s your realtor and not the home owner. Make sure your realtor knows the community you live in and is personable. You want to make sure the potential buyer feels right at home.
